Please review these terms before booking. The owner will provide your full quote, payment instructions, and agreement for acceptance before confirming your reservation.
Booking & payment
A booking request is not a confirmed reservation. When owner approval is required, wait for the approval email before paying. A reservation is confirmed after owner approval, agreement acceptance, and verification of the required payment. For eligible card or ACH bookings made more than 30 days before arrival, guests may pay the stay charges in full or pay 50% initially, with the remaining balance due 30 days before arrival. For stays booked within 30 days, full payment is due at booking. The refundable security deposit is excluded from the stay total and collected separately before arrival. The owner will send separate collection instructions. Your quote shows the exact amounts and due date.
Available payment methods and amounts due are shown before you reserve. For Zelle, follow the recipient instructions and payment deadline shown with your pending reservation. The current Zelle checkout requires the full quoted total; the 50% schedule applies only when offered in your quote. Your dates are temporarily held, and your booking is confirmed only after the owner verifies receipt. An inquiry alone does not hold dates. If your hold expires, contact the owner before paying. Do not send card or bank details by email.
Cancellation
- 60 or more days before arrival: 100% refund.
- 30–59 days before arrival: 50% refund.
- Less than 30 days before arrival: no refund.
A 24-hour cancellation grace period applies to bookings made more than 30 days before arrival. Cancel within that period for a full refund. Arrival and calendar dates use Eastern Time.
Contact info@easyvacational.com or 941-800-1010 to request cancellation. The refundable security deposit is separate from stay charges. Refunds are processed after the cancellation and applicable amount are verified.
House rules
- Maximum 6 guests, including children.
- Maximum 2 vehicles; driveway parking only, no street or garage parking.
- The primary renter must be at least 25 years old.
- No pets, no smoking anywhere on the property, and no parties or events.
- Quiet hours: 10:00 PM–8:00 AM.
- Check-in: 4:00 PM. Check-out: 10:00 AM. All times Eastern.
- Early arrival or late departure requires prior approval and is subject to availability.
Security deposit & damage responsibility
A refundable damage/security deposit of up to $500 applies; the exact amount is shown before payment. The deposit is collected separately before arrival and processed within 72 hours after checkout. Processing means reviewing the property and initiating the applicable refund or notifying the guest of deductions or an issue requiring further assessment; it does not guarantee a full refund or that funds will reach the guest’s account within 72 hours. Your bank or payment provider may take additional time to post the return.
Guests are responsible for damage to the property or furnishings, excessive cleaning, smoking violations, and other rule violations. Documented charges for damage and these violations may be deducted from the security deposit. The owner will provide an itemized explanation of any deductions and refund the remaining deposit balance. If an issue requires further assessment, the owner will notify the guest within the same 72-hour period and explain the next steps.
Pool & spa
The private pool can be heated for $20/day when selected for your stay. The target pool temperature is approximately 84°F. Heating capability is limited to approximately 20°F above ambient temperature; weather can prevent the target temperature from being reached. Pool temperature is not guaranteed.
Spa heating is included, with a target temperature of approximately 100°F. Follow the equipment instructions provided at check-in. Children must be supervised by an adult at all times around the pool and spa.
Property use & privacy
Use care around the pool, spa, slippery surfaces, stairs, and outdoor areas. The existing property terms state that guests assume the risks of using these facilities and that the owner is not responsible for injuries, accidents, or loss of belongings, subject to applicable law.
Exterior security cameras monitor the gates and pool equipment, as disclosed on the property listing.
